Thank you for choosing to book with Valley View and we look forward to welcoming you. When you make this booking you are entering an agreement with us. Well behaved pets are permitted in the downstairs area of the main house by prior arrangement at the cost of £15 per pet per booking.

Pets are not permitted in the upstairs area or in any part of the Cottage Annex.

Cancellation and Insurance

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £50 administration fee. Please note that your deposit is not refundable under any circumstances. For this reason we consider it essential that you have enough travel insurance to cover you for your total stay.

 For Covid-19 and pandemic related cancellations

In circumstances where these Terms and Conditions become impossible to perform, due to the fault of neither party (in circumstances where the Government prevents travel to or holidays at accommodation already booked) these terms and conditions will be treated as frustrated.  This means that neither party is bound to these Terms and Conditions and any advance payments, including deposits and/or balances will be refunded.  Bookings can be rescheduled to like-for-like dates or to dates with a lower or higher booking pricing structure (subject to availability and price adjustment) and if new dates are agreed the deposit will form a new booking for the new dates.  The new balance will be adjusted accordingly and new booking letters will be provided.  

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival and Key Collection

Your accommodation will be available to you from 5.00 pm on the day of arrival, unless otherwise arranged. Please try not to arrive earlier – we will still be busy preparing your accommodation, and won’t be available to welcome you.

Key collection:
Wendy Boast the owner will provide you with a code for accessing the key safe at Valley View.
Please note that there is no mobile reception in Milldale or surrounds.  There is no mobile signal at the cottage.


Please be ready to leave the accommodation by 9.30 am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible.

Damages and Breakages

Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £50 if you did not report this.

All group bookings will be charged a returnable £200 breakages deposit.  This will be returned once the house has been checked and cleaned after departure.  All deposits will be cashed at the time of receipt and will be returned to the person making the booking and will be paid by cheque.

Noise and disturbance to neighbours

Valley View is located in the quiet and rural hamlet of Milldale.  Although it is a detached house in its own grounds there are neighbours below and opposite us.  We request that noise is kept to a minimum at all times and that doors and windows are closed to reduce disturbance.

Please do not party in the garden areas and ensure that all guests and pets are inside the house.

Please do not leave dogs or pets unattended either in the house or in the grounds at any time.

Under no circumstances are chinese lanterns or fireworks allowed to be released at the property.  These are flamable and pose a danger to neighbouring properties as well as causing unwanted disruption to a quiet area.  We do not permit the use of candles at the property either indoors our out.  This is for safety reasons. 


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Deposit and Balance Due

A deposit of 25% of the booking price is required to secure your booking. The balance is due 6 weeks prior to your arrival. If the booking is received 6 weeks or less prior to the commencement of the booking the amount is due in full.

We can only accept payment by electronic transfer (we will supply bank details on request).

Internet Access at Valley View

The network and BT Home Hub codes can be found on the back of the Hub.  The wireless key to access the network at Valley View will be supplied upon receipt of deposit.

Please note smoking is not permitted at Valley View.

Additional Information

  We are only able to provide off street parking for a maximum of four/five vehicles at Valley View.
  Please do not attempt to bring more vehicles than this as you will not be able to park near the house
  (Milldale is a small hamlet and the lane to Valley View is narrow). 
 Please do not block the lane to the house under any circumstances as it is used by a number of houses and it is a very narrow lane. 

There is no mobile phone reception at Milldale or at the cottage but it is possible to connect via the Three in Touch app or the Talk2Go app whenever you are on wi-fi and there is no signal.  These apps are free and can be downloaded for android and Apple phones for Three and Talk Talk customers.  

We supply a telephone for guest use to make local and emergency calls.
